Central Indiana Real Estate Update: More Choices for Buyers, Steady Opportunities for Sellers

Summer is here, and the Central Indiana real estate market is giving both buyers and homeowners good reasons to pay attention.

The market has changed from the fast-moving, low-inventory environment many people became accustomed to a few years ago. Buyers now have more homes to consider, while sellers still have opportunities to attract serious offers when their homes are priced and presented correctly.

Here is what is happening in the market, what is coming up around Central Indiana, and what homeowners should consider doing this month.

What Is Happening in the Central Indiana Housing Market?

Central Indiana continues to see healthy activity as the summer home-buying season begins.

According to the latest available F.C. Tucker market report, pending home sales across the 16-county Central Indiana region increased 11.9% in April compared with the same month last year. Inventory also increased 23.4%, giving buyers more options and slightly more room to make thoughtful decisions.

The median Central Indiana home sale price was $310,000, up a modest 1.6% from April 2025. Homes sold in a median of 22 days, which was six days longer than the previous year.

What does that mean for buyers?

Buyers may have more opportunities to compare homes, schedule second showings and negotiate reasonable terms. However, well-priced homes in desirable neighborhoods can still attract interest quickly. Buyers should have financing lined up before touring homes so they are ready to move when the right property appears.

What does that mean for sellers?

The increased inventory means that sellers cannot rely on the market to do all the work. Pricing, photography, curb appeal and a clear marketing strategy matter. Buyers have more choices, and homes that feel overpriced or poorly prepared may sit longer than expected.

This is not a bad time to sell. It is a market that rewards preparation.

How Does Central Indiana Compare with the National Market?

Nationally, buyers are also seeing more choices.

In May, the national median listing price was $429,500, down 2.4% from the previous year. Active listings increased 2.2%, and pending listings rose 4.3% year over year. Mortgage rates remained above 6%, but buyers continued to respond when homes were priced within reach.

Central Indiana remains attractive because home prices are generally more affordable than the national average. Although our local inventory is growing, the Indianapolis area is still seeing demand and continued home-value growth in many neighborhoods.

The key takeaway is simple: the market is becoming more balanced, but it is still local. The value of your home and the level of competition you may face depend heavily on your neighborhood, price range and property condition.

Indiana summers can put your air-conditioning system to the test. Replace the filter, clear debris from the exterior unit and schedule service if your system is struggling to cool the home evenly. A small maintenance issue can become an expensive emergency during a heat wave.

2. Inspect your gutters and drainage
